Lease terms and conditions
We are offering this site for lease for a minimum period of five years. Usually, our development leases are for a 99 year term with no break clause and requiring a permanent structure to be erected on site, but we are open to negotiation for a shorter lease term with a break clause, no permanent structure, and a minimum three months' termination period. Rent reviews are every five years.

You will pay the first three months’ rent before taking entry to the property and thereafter you will pay monthly in advance by direct debit.

Use classes and planning permission
The site is located within an existing industrial estate and your proposed use will require the Council’s consent both as landlord of the property and as Planning Authority. There is a general presumption against the following uses:
· Scrap yards.
· Waste transfer or waste processing facilities.
· Tyre shredding / processing.
· Auto salvage facilities (unless such uses do not require any external storage).
· Concrete processing.
· Builders merchants or similar (with requirement for external storage of materials).
If your application is successful and the Council, acting as landlord, offers you a lease of the property, this does not negate your responsibility to obtain any permissions or warrants that may also be required from the Council acting separately as Planning or Building Control Authority. Rateable value and annual business rate
As the land is undeveloped, no rateable value currently exists. This will be set by the Assessor once the land is developed by the tenant.
